Ask anyone who’s had a landscaping or pool project go sideways after handover, and the problem is rarely the visible finish ; the tiling, the turf, the planting. It’s almost always something underneath: a pump wired incorrectly, drainage that wasn’t sized properly, lighting circuits that weren’t planned alongside the rest of the electrical load. This is MEP work ; mechanical, electrical, and plumbing ; and it’s the part of a project that’s invisible when it’s done right and expensive when it isn’t.
Why MEP Work Gets Treated as an Afterthought
On a lot of landscaping and pool projects, MEP work is subcontracted separately from the main design and build ; sometimes by the main contractor, sometimes directly by the client trying to save cost. The problem is that MEP for outdoor spaces isn’t generic; a pool’s filtration and pump electrical load, a garden’s irrigation control wiring, and outdoor lighting circuits all need to be planned together, not bolted on independently by whoever’s cheapest or available that week. When MEP is handled as a disconnected afterthought, it shows up later as underperforming equipment, circuits that trip under real load, or drainage that backs up the first time it actually rains hard.
What MEP Actually Covers on a Landscaping or Pool Project
Mechanical ; pump sizing and installation for pool filtration and circulation, ventilation for any enclosed pool equipment rooms, and mechanical elements tied to water features.
Electrical ; wiring for pool equipment, outdoor and underwater lighting, irrigation control systems, and any powered garden features, all sized correctly against the property’s actual electrical capacity rather than assumed.
Plumbing ; pool plumbing (supply, return, and drainage lines), irrigation supply lines, and site drainage that actually accounts for Dubai’s occasional but intense rainfall rather than being sized for “it barely rains here” assumptions.
Coordinating MEP With the Landscape and Pool Design
Whether MEP is delivered in-house or by a separate specialist, agree how it will be coordinated with the main design. Clarify these points before work begins:
- Current shared plans. Confirm who issues the latest layout and how changes to electrical and plumbing routes will be communicated before work is covered.
- Project-specific sizing. Ask who is responsible for checking the pool equipment and electrical requirements against the agreed design.
- Clear point of contact. Record who will coordinate questions during construction and who to contact about equipment or drainage concerns after handover.
Drainage: The MEP Element Everyone Underestimates
Dubai doesn’t get regular rain, but when it does, poorly planned site drainage turns into standing water fast ; and it’s one of the most common post-handover complaints we hear about from other contractors’ projects. Proper site grading and drainage planning during the MEP phase, not as an afterthought once landscaping is already laid, prevents this. It’s cheap to get right during design and expensive to retrofit once turf and hardscaping are in place.
What This Means for a Renovation, Not Just New Builds
MEP considerations aren’t only relevant for new construction. A lot of renovation projects ; retiling a pool, redoing irrigation, adding garden lighting ; run into problems specifically because the existing MEP infrastructure wasn’t designed for what’s being added. Extending outdoor lighting without checking existing circuit capacity, for example, is a common cause of tripped breakers and underperforming lighting after a “simple” garden upgrade. A proper renovation checks the existing MEP setup before adding to it, not after something stops working.
What to Ask a Contractor About MEP Before Starting
- Is MEP work handled in-house or subcontracted separately?
- Who’s sizing the pump and electrical load ; is it based on your actual pool specs, or a standard assumption?
- Has site drainage been planned for genuine heavy-rain scenarios, not just typical conditions?
- If something goes wrong with a pump, wiring, or drainage after handover, who do you call?
