This is the question everyone wants a straight number for, and it’s also the one that’s hardest to answer honestly with a single figure. “How much does a pool cost” in Dubai can mean very different things depending on size, finish, and site conditions; the same footprint can vary significantly in price depending on choices most people don’t think about until they’re already deep into planning. Here’s what actually drives the number up or down.
Size and Shape Are the Starting Point, Not the Whole Story
Obviously a larger pool costs more, but shape matters almost as much as square footage. A simple rectangular pool is the most cost-efficient to build; straightforward formwork, predictable tiling, standard equipment sizing. Freeform or geometric designs with curves, raised sections, or varying depths cost more per square meter because they require more complex formwork and tiling labor, even at the same total water surface area.
Depth and Excavation Conditions
Standard depth pools are priced fairly predictably, but anything requiring extra excavation; deeper diving sections, sloped sites, or ground conditions that need extra shoring; adds cost that’s specific to your plot, not a general market rate. This is one of the biggest reasons two seemingly similar pools on paper end up priced differently: site conditions genuinely vary.
Finish Choices Move the Number a Lot
This is where a lot of the real cost variation lives:

Equipment and Filtration
This is the part that’s easiest to underspend on and most expensive to fix later. Undersized filtration or a pump that’s not matched to pool volume will show up as water quality problems within the first year, and retrofitting proper equipment into a finished pool costs more than sizing it correctly from the start. Heating, if you want to extend usability into cooler months, is a meaningful additional line item that’s often left out of initial budget conversations.
Approvals and Site Access
Dubai Municipality approval processes add time and, depending on the property and community, some cost to the overall project-this is often left out of informal cost estimates entirely. Site access also matters more than people expect: a plot with easy equipment access is cheaper to build on than one requiring smaller machinery or manual material handling because of tight access.
Where People Get Surprised
The most common surprise isn’t the pool itself- it’s landscaping and decking around the pool, which can end up costing nearly as much as the pool structure itself once coping, surrounding hardscaping, and any adjacent shade structures are factored in. If you’re budgeting for “a pool,” it’s worth budgeting for “a pool and the space around it” from the start, because most people end up doing both anyway once the pool is in.
How to Get an Honest Estimate (Not a Lowball)
A few things that help you get a realistic number rather than a number designed to win the bid:
- Ask for an itemized breakdown, not a single lump figure; it should separate structure, tiling, equipment, and decking.
- Ask specifically what filtration and pump specs are included, not just “standard equipment.”
- Get a site visit before any firm number; a quote given without seeing your actual plot conditions is a guess, not an estimate.
- Ask what’s excluded; approvals, landscaping around the pool, and heating are the three most commonly left out of an initial number.
